In this episode Tim talks about creative ways to add value. He gets into detail about a 500 unit property he purchased in Texas that didn’t appear to have much value at first glance. He toured the property and recognized about half of units were 3 bedrooms and that there wasn’t a demand in the market for 3 bedroom units. Tim found a creative way to split the 3 bedrooms into 1 bedrooms and present a competitive offer price that allowed them to win the deal. He also talks about mindset, and how to identify the right time to quit your W-2 and go full-time into real estate investing.
